We worked with Edel between January and September 2025 on a single storey bungalow project, which we wanted to be a passive house standard build with innovative building/construction technology. After the initial meeting and a few iterations in the outside design of the house, Edel and her team delivered a drawing, which met our expectations. We went with Edel initially as she had experience working with older cottages but more importantly, she showed the most interest and excitement over the potential project. She came to our site and went through what we wanted and then offered her ideas. Those ideas were very much in tune with us and how we wanted to display the old and new parts. The questions developers, business owners and public bodies ask us most.
Do I need a Fire Safety Certificate for my project?
Most new commercial buildings, extensions and material change-of-use projects require a Fire Safety Certificate before construction can start. We assess this at feasibility stage and manage the full application alongside your planning submission.
What’s the difference between planning permission and a Fire Safety Certificate?
Planning permission addresses land use and visual impact under the Planning and Development Act. A Fire Safety Certificate is a separate statutory process under the Building Control Regulations, confirming the building design meets fire safety standards. Commercial projects typically need both.
Do you handle PSDP duties, or just design?
We can act as Project Supervisor for the Design Process (PSDP) in-house, which is a statutory requirement on most commercial projects with more than one contractor on site. This is scoped separately to design fees at the outset.
How early should I involve an architect in a commercial project?
Ideally at feasibility stage, before a site is purchased or a lease is signed. Early input on planning risk, fire strategy and NZEB compliance can materially change what a site or building costs to develop.
Do you work with public sector procurement frameworks?
Yes — we have delivered projects for public bodies and are experienced with public works contract requirements, stakeholder consultation processes and the associated reporting.
